Crystal Rainier Retreat Rental Terms and House Rules

Crystal Rainier Retreat is located at 16028 Crystal Drive East, Greenwater, WA 98022

Because this vacation rental differs from other types of lodging please read all the information herein thoroughly.  The reservation will be confirmed once the agreement and payment have been received.  Your directions, key code, and instructions will be emailed upon receipt of the final payment.

The guest booking the House warrants they are at least 25 years of age and that by phone, email, or online form they did book the house which has been confirmed by the owner. Guest confirms they have read and agree to abide by the Rental Agreement and Policies and other specific instructions and directions specified by the owners.


Owners grants Guests the right to use the House except areas locked off &/or labeled as off limits  including the entire exterior of the House including storage areas. The Guest understands that no alterations to the House after check in can be made to accommodate unique Guest needs.


Please notify Owners of additional guest changes prior to or during your stay to avoid this penalty.

The additional guest fee for occupancy over 6 guests covers extra housekeeping expenses.  Our Housekeeping service is alerted of guest count prior to staying so they can staff accordingly, therefore, Undisclosed guests will be charged an additional $50 per person per night plus tax from the damage deposit.  Please notify Owners of additional guest changes prior to or during your stay to avoid this penalty.

MAXIMUM NUMBER OF VEHICLES 5:  We now have space for up to 4 vehicles in our driveway and 1 in the side driveway by the fire pit.  Due to Home Owners Association restrictions please do not park on the street.


Reservations are made regardless of weather, and cancellations are not granted due to weather conditions, or for an early departure for any reason. Upon cancellation, the housekeeping and damage deposit is refunded to you in full. However, the nightly rental rate plus tax is subject to the following policy.  All Credit card refunds are charged a 3% credit card fee.

  • Full refund if canceled 120 days+ prior to staying,
  • 2/3 of the rate refunded if cancellation is between 60 and 120 days prior to stay,
  • 1/3 of the rate if canceled between 30 and 60 days
  • No refund if canceled between 30 days and reservation date.


In the unlikely event that we will have to make any changes to confirmed reservations, we will advise you at the earliest possible date. If this does happen, you will be given a full refund.


The house will be inspected and you will be notified within 7 days from vacating the house if we intend to impose a claim on your deposit. Any damage to the house or its contents or missing item(s) will be charged to your damage deposit at repair or replacement cost.  Damage beyond the damage deposit will be charged accordingly.  If there is such a charge, a receipt and explanation will be emailed to you within 14 days.  Crystal Rainier Retreat has the authority to bill tenant /cardholder for the remaining balance for damages due and/or to seek legal action against the tenant/cardholder to recover loss for damages caused by tenant/cardholder while staying at the house.



We have had previous complaints of guest behavior from neighbors and our HOA.  Therefore we are required to enforce the following: Outdoor quiet time starts at 9 pm.  The house is not for parties, nor gatherings at any time of anyone except for those who have paid to stay there. If there is excessive noise or music, any illegal activity, or any evidence of a violation of these policies you will be required to vacate the premises immediately without refund.


Children are welcome, but there are conditions in and around the house that may pose hazards to them, as well as to adults, such as a loft and stairway, fire pit, and wood splitting tools. Crystal Rainier Retreat does not assume any responsibility for injuries resulting from your failure to use due caution. Crystal Rainier Retreat is not responsible for accidents or injuries to renters or their guests. Renters assume ALL LIABILITIES for the well-being of themselves and visiting guests, and will not hold Crystal Rainier Retreat or the homeowners liable.


When you rent Crystal Rainier Retreat, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the house.

Crystal Rainier Retreat and its owners are not responsible for lost or stolen items.


Due to allergy, cleanliness and damage concerns, Crystal Rainier Retreat is a pet, candle and smoke-free home.  Smoking and pets are not allowed inside the property or within 25 feet of the property. If this policy is violated, there will be a $300.00 deep cleaning charge per pet per smoker – no exceptions.



It is the renters’ responsibility to fully follow the checkout list posted on the refrigerator in the home.  If excessive cleaning is reported by the housekeeper after your stay it will be charged against damage deposit at a rate of $50 per hour, with a one-hour minimum.  Excessive cleaning is considered anything not completed from the checkout list, and or any cleaning that is required in returning the house into a condition that it was presented.


Wearing of outside shoes is not allowed in the home at any time.  You will be charged for cleaning and damage shoes are worn in the home.


The phone # is 360-663-2440  please use your cellular phone’s wifi calling feature or a calling card for long-distance calling, otherwise, Long distance calls will be charged against your damage deposit.


Please report damage found upon arrival or damage that occurs during your stay.  If we encounter unreported damage to the home, furnishings, or stolen items of any kind.  We will not refund the damage deposit and apply it to repairs, replacement, and our time


The garage is locked off and not available for use unless the optional additional apartment is rented.   If the garage is made available to renter, all supplies and owner items are off-limits
